Abstract

KUNZ BOLANOS, Ignacio  and  MORALES MALDONADO, Gabriela. The use of densities in zoning. Effects on exclusion and housing prices’ rise. Estud. demogr. urbanos [online]. 2023, vol.38, n.3, pp.797-827.  Epub Nov 10, 2023. ISSN 2448-6515.  https://doi.org/10.24201/edu.v38i3.2149.

This paper reveals how the use of density as a building parameter in Mexican urban regulation, which aims to manage the intensity of development, has a land prices’ increase effect, higher as the houses get smaller and decrease in quality. This means that low-cost housing production must deal with land costs relatively higher, increasing significantly the huge structural-origin disadvantage that poor families face to get access to housing.

Keywords : exclusion; non-inclusive zoning; social housing; urban planning.
