This paper analyzes the development of Nuevo Polanco, a recent renovation and redensification project in Mexico City focused on the conversion of an old industrial area. Describes the development of this zone from empirical data based on field trips, interviews and newspaper revision seeking to contribute to the discussion of urban policies implemented in recent decades in the neoliberal context. It shows how the renewal is based on a model that promotes urban segregation and gentrification. We conclude that the case of Nuevo Polanco perpetuates the logic of privatization and fragmentation of urban areas exacerbating social inequality.
