The periphery of the city of Mérida allows to venture a research hypothesis about its relevance as a site of urban speculation before the models of urban development, especially with housing built in series. This shows a real estate career that is assumed to be consistent with the national housing policy, supposedly a guide to orderly and sustainable urban development; however, the current peripheral housing assemblies have characteristics that make such sustainability and habitability goals questionable. The objective is to evaluate the urban, architectural, functional, constructive and environmental conditions offered by these housing developments in relation to habitability and sustainable development. The urban periphery provided mega developments, governed by minimal architectural urban design for housing of high building and housing density, conditioning the horizontal and vertical condominium, whose size limits are governed by the amount of land owned by its promoters.
