Framed by social-exchange theory, this study aimed to identify the impacts of second-home tourism in Puerto Morelos, Mexico. Based on in-depth interviews with permanent residents, we found that second-home tourism at the destination is associated with employment opportunities, the multiplier effect, cultural promotion, preservation of the natural environment, and altruistic initiatives. The increase in real-estate values and entrepreneurial competition are considered to be costs of the phenomenon. We conclude that, in order to define their stance on second-home tourism, locals consider both individual and community costs and benefits in their analysis of the impacts of this development.
