This paper presents the results of different surveys of land values and use carried out in the study area that aimed to identify the process of real estate valorization during the last twelve years. The study mainly points out to the marked growth in tourist activities as the principal factor driving up property values. In relation to this, important changes in land use and living conditions can also be seen. Similarly, these results also indicate other transformations throughout the urban area including the aggravation of segregation and socio-spatial fragmentation.
